Pathway to selling

The process of selling your home can be split into three parts

1. Before you go on the market

2. On the market

3. Outcomes and Results

1.Before you go on the market.

* Select your agent

"The agent you select will have the biggest effect on the outcome of your sale"

Choosing the right agent is critical if you want to get the highest price for your property with the least amount of stress.

Buyers have a choice - your home or someone else's.

You also have a choice - a typical agent who may lose you thousands of dollars, or a good agent who can maximise your sale price through the right strategy and excellentnegotiation skills.

With the right agent and your property looking at its best, you will always get the highest price.

You can find more good information on selecting an agent here.

* Which Method is Best?

The method of sale you choose can also greatly effect the price you receive. The options seem endless - Auction, Tender, Offers Over, PBN, Deadline Sale, By Negotiation,Private Treaty, Offers, Set Price etc.  However they all esentually boil down to two different strategies.  The key is to decide what best suits you and your property.

Here is an interesting article on "No Price Marketing" and some very intersting reading on "Auctions"

* The Principles of Price

It doesn't really matter what product you are selling (property, cars, carpet, shoes, clothes etc) there are some very simple, yet powerful principles and strategies that, if followed, will help you get the best price possible. Ask one of our team to explain these principles to you in person.

* Negotiation Strategy

There are several different negotiation strategies used by real estate agents.  Unfortunately many typical real estate salespeople use a style of negotiation that actually helps the buyer to get the property for less than they were willing to pay.

We will explain to you these typical negotiation styles, and show you a better way that is designed to get you every last cent possible.

2. On the Market

* Presentation/Preparation

Presentation most definitely effects your price. You can find some great tips in our ebook "Preparing Your Home For Sale"

* Buyers Waiting

The best buyers are often the ones we have been working with for some time. Why? Because they are ...

- Pre-qualified and ready to make a decision.

- Often getting sick of looking or on the 'Rebound'

- You are in a more powerful negotiation position.

We will discuss with you the buyers we already have on our books looking for a home like yours (check out some of our buyers waiting here) and show you how these buyers often pay a premium over other buyers.

* Smart Marketing

What are your best marketing options? Where do the buyers come from? What is the most cost effective way of attracting buyers to your property?

Smart marketing is more than just throwing an advert in the local paper or onto the internet and hoping a buyer turns up.  Let us show you how our marketing strategies work and why they attract more buyers than most typical real estate agencies.

By the way - we are not like many real estate companies whom expect you to pay extra for the marketing of your home.  If you are happy to put your trust in us to act as your agent, then we are happy to invest in finding you the right buyer.  You pay us NOTHING until your home is SOLD.

* Enquiry and Inspections

The marketing and actiivity from your agent will start to produce some enquiry and inspections.

You have a choice between two different strategies on how you would like the inpections handled.  Some clients prefer 'Open Homes' and others prefer "By Appointment Only'.

We will discuss the pros and cons of each so you can decide what best suits you.

3. Outcomes and Results

* Three Possible Outcomes

One of three things will happen when you go onto the market.  It is important that you know what those possible outcomes are, what they mean and how best to react to them.

* Review Meetings

It is important that we constantly monitor and review the progress of your sale.  There are key indicators which will help us to determine the best course of action should our strategies need to be adjusted during the process.

You will receive a detailed report showing number internet inspections, enquiries, buyer inspections (including the names of the buyers and their comments).

* Offers and Negotiating

Once the best buyer/buyers are found, it is vitally important that the negotiation is handled correctly to maximise your sale price and achieve you the best possible terms.

There are two promises we will never make you.  Firstly, we cant promise you how long it is going to take to sell your property and secondly, we cannot promise you exactly how much we are going to get you.  However, we do promise to get you every last cent we possibly can and we will always act in your best interests.

Let us show you how we will handle those negotiations on your behalf.  We promise you will be impressed with how we get you every last cent possible from the buyer.  If not and you cannot see the benefit in our unique negotiation strategies - then we will show you how to sell your property yourself.

*  Your Choice

Once we have negotiated the best possible price and terms from the buyer - the choice will then be yours to decide if you Stay or Sell
